BROWARD COUNTY Roofing Permits
Everything you need to know about roofing permits in Broward County, Florida: requirements, inspections, timelines, and HVHZ standards. We pull all permits for every project.
HVHZ — High Velocity Hurricane Zone
All of Broward County falls within Florida's High Velocity Hurricane Zone (HVHZ). This designation requires enhanced fastening, wind-rated materials, and stricter installation standards than the rest of the state. Every roofing project we complete in Broward meets HVHZ specifications.
THE BROWARD COUNTY Permit Process
How a roofing permit works from application to certificate of completion.
Permit Application and Plan Review
We submit the permit application to your city's building department with product specifications and NOA (Notice of Acceptance) documentation for all roofing materials. HVHZ requires NOA approval for every material used.
Permit Issuance
Once approved, the permit is issued. Work cannot begin legally until the permit is issued and posted at the job site. Typical turnaround is 1-10 business days depending on the municipality.
In-Progress Inspection (if required)
Some municipalities require an in-progress inspection after underlayment installation before surface materials are applied. We schedule this with the building department and wait for the inspector before proceeding.
Final Inspection
After completion, we request the final inspection. The inspector verifies that work meets approved plans, HVHZ standards, and Florida Building Code. We are present for every inspection.
Certificate of Completion
Once the inspector signs off, we receive the certificate of completion. We provide you a copy for your records — it is required for insurance claims and real estate transactions.
Permit Fees
Roofing permit fees in Broward County are based on the valuation of the work. Typical residential re-roof permits range from $150 to $500. Each municipality within the county (Coral Springs, Fort Lauderdale, Weston, etc.) handles their own permitting through their city building department — not the county.

BROWARD COUNTY ROOFING PERMIT FAQs
Does every roofing project in Broward County require a permit?
Yes. Florida law requires a permit for all roofing work, including full replacements and repairs above a certain dollar threshold. Permits cannot be skipped or worked around. Any roofer offering to work "without a permit" is operating illegally — and work done without a permit can void your homeowners insurance and create title issues when you sell.
Who pulls the roofing permit in Broward — me or the contractor?
The licensed contractor pulls the permit in their name. This is one reason licensing matters: only a licensed contractor with a valid CILB license can pull roofing permits in Florida. We handle the entire permit process for you.
What is HVHZ and why does it matter for Broward County roofing?
HVHZ (High Velocity Hurricane Zone) is a designation that applies to all of Broward and Miami-Dade counties, and parts of Palm Beach. It requires roofing materials that meet enhanced wind resistance testing (TAS 100, 105, 110, 125) and enhanced fastening patterns. Products installed in HVHZ must have a Florida Product Approval Number and Notice of Acceptance (NOA). If a contractor uses non-HVHZ-rated materials in Broward County, the work fails inspection and may void your insurance.
How long does the permit process take for a roof in Broward County?
Most Broward County city building departments issue residential roofing permits within 5-10 business days for straightforward re-roofs. Complex commercial projects or historic properties may take longer. We factor permit timeline into every project schedule so there are no surprises.
